Tips for the Seller

Start outside. Curb appeal is your first chance to make a positive impression.

  • A tidy, well manicured yard will help make a great first impression.
  • Paint or wash the exterior of your house. (Nothing gives you a bigger return for you money spent than a little fresh paint!)
  • Wash the windows inside and out.
  • Check (and clean) the gutters and chimney.

 

Move indoors and make things sparkle. Think “Spring Cleaning” no matter what time of the year it is.

  • A fresh coat of paint in the most used areas of the home will make the area seem cleaner and brighten up the rooms.
  • Wash the walls where painting is not an option, like wallpapered or paneled walls.
  • Make sure all floors and bathroom tiles sparkle.
  • Shampoo your carpets.
  • Clean up the clutter by cleaning out closets, the garage, basement and attic. Rent a temporary storage unit if you need to. Think about packing-up nick-knacks and artwork. Give the prospective buyer the opportunity to imagine their belongings in your home and not to get distracted by yours.
  • Replace worn or leaking bathroom and kitchen fixtures, prospective buyer will notice them! As a bonus, replacing these items will give a new look and “sparkle” to the room.
  • Get rid of any bad smells. Pay special attention to pet or cigarette odors.
  • Use scented potpourri or oils (sparingly) for freshens around the house. Or better yet, when expecting a potential buyer, pop a batch of frozen cinnamon rolls, home-made bread or chocolate chip cookies in the oven for a great “at home” aroma.
